Investment Pools

An investment pool, in the sense that we mean it, is a group of investors who have a share in ownership of a property. It can be as small as two people. Investment pools have the investors sharing in the expenses and gains of the property.

If you look at the concept of an investment pool for your personal investments, it has a similar impact as eliminating risk from your stock or going more conservative. It is easier to absorb expenses split among more than one person. With less risk also comes less reward. If you make $50,000 on a property, you have to split it with your partners. Many investment pools have a financial investor and a construction investor. One invests money and the other invests time. Some investment pools for rental properties just have financial investors to help the property cash flow at a higher rate.

Investing power also increases with investment pools. It is easier to roll small investment properties into larger investment properties (i.e. Apartment Buildings) with more people in your investment group.
