Earnest money

Earnest money is used for good faith evidence to secure purchase performance for a property. The purpose of earnest money is to guarantee the seller that you are investing in the property. If the purchaser backs out of the transaction, the earnest money goes to the seller. Earnest money goes back to the person investing in the property at closing and is usually used towards the down payment or closing costs. The earnest money also gets refunded back to the investor if any of the following take place:

  1. The sale is contingent upon the sale of the buyer's home and the buyer's home doesn't sell.
  2. The financing changes significantly. i.e. loss of job making the buyer unable to perform.
  3. During the inspection time frame the buyer finds something wrong with the property and they no longer wants it.
  4. The buyer decides not to purchase within the 10 day right of rescission for town homes and condos.
